2. Real Estate Agent: A real estate agent is a licensed professional who facilitates property transactions. They can represent buyers or sellers in real estate deals, help clients find properties, arrange property showings, negotiate offers, and guide clients through the buying or selling process. Some real estate agents may be Realtors, but not all are NAR members.
3. Real Estate Attorney: A real estate attorney is a legal professional with expertise in property law. They provide legal services related to real estate transactions, such as reviewing contracts, ensuring legal compliance, resolving disputes, and handling the transfer of property titles. Real estate attorneys are typically consulted for complex or legally challenging transactions to protect their clients’ interests and ensure the legality of the deal. They don’t typically assist clients with showing properties or customer service.
Am I required to use the services of a Realtor or real estate agent to sell a home?
Working with an experienced agent can help you get the best value for your property (statistics show on average, sellers sell for 10% higher when using a real estate agent) and ensure a smooth and stress-free selling process. I have extensive knowledge of the Greater Milwaukee real estate market and will be there for you every step of the way. You are entering into a binding contract that can really get you into hot legal trouble if you don’t know what you are doing. Trust me on this.
How can I make my offer more attractive to home buyers?
There are numerous ways to make your home and listing more attractive to prospective buyers and it is not all about the price point, though that does play a part. The key is balancing your own risk with the increased odds of getting multiple offers. Each listing is different. Price point matters but it can also depend on what a particular buyer is looking for and how favorable or unfavorable the housing market is at the time of listing. We will have very detailed discussions based on your situation and your overall risks to determine the proper strategies for you.
How much should I list my home for?
I'm Selling My Home So Why Do I Need To Know About the difference between a pre-qualification and a pre-approval letter?
You know those credit card offers that you get in the mail that say you are pre-qualified for a new credit card but, because they have very limited information about you, they don’t realize that you lost your job 3 months ago and have no income? These pre-qualifications are not worth the paper they are written on and if you asked to get officially approved for that credit card, you already know you would be denied because you have no income to repay the debt.
Just like a pre-qualified credit card offer, a pre-qualified mortgage letter holds NO weight. It is basically a letter from a lender saying, ‘Yea, we looked at Joe’s credit scores and from what he tells me, I think he will qualify for a mortgage.’ Nothing has been documented, vetted, or verified. This won’t cut it.
When you are sorting through the offers that come in to buy your home, you want to make sure that you not only pick the best offer for you, but that you are also focusing on those that have a pre-approval letter and NOT a pre-qualification letter if they are relying on financing. A true pre-approval letter from a lender tells you, as the seller, the following:
- The prospective buyer completed the full mortgage application
- Their credit scores are high enough to qualify for a mortgage
- Their file has been approved through the Desktop Underwriter (software used by lenders to approve your loan)
- Their income and job history have been properly documented and verified by a human
- Their sources of funds needed for the transaction have been fully verified
- Any other factors that could negatively impact them as a buyer/borrower have been vetted
- The letter will specify their maximum purchase price, down payment amount, type of loan program, and any other related information.
The only thing left to approve here is the property itself. They as the borrower, are good to go. THIS is what you want to see as a seller. You want the reassurance that you are dealing with a legit buyer that can actually make it to the closing table.
How do I get the most bang for my buck and make my house stand out in the crowd?
There are several ways to make your home stand out in a crowded market, such as professional staging and photography, targeted marketing strategies, showcasing unique features, improving the curb appeal and more. I will also tap into additional audiences by showcasing your property on my YouTube channel. We will focus on the strategies that will work for your situation.
Does it make a difference if I select someone with FHA financing versus conventional financing?
Often times an FHA loan is the better option for the home buyer. However, the seller would usually prefer to pick a buyer that has conventional financing. The reason is because the FHA loan comes with added appraisal protections. Some home sellers don’t want to be faced with the possibility of having to make repairs required by the appraiser. Or maybe their property will not be able to pass an FHA appraisal. Some people believe that an FHA loan has a greater chance of falling through but the truth is that ANY financing can fall through.
